My top 8 Tricks and Tips when getting your home ready for the Market!

Welcome to my home. Today we’re going to talk about having your home listed on the market. I thought I’d give you some tips and tricks to making selling your home as seamless and easy as possible, not to mention, achieve you the highest dollar value.

I thought today we’d start off with living in your home versus having your home on the market. For myself, everyday living looks like this. I have all my vitamins out, dish rack, and appliances I hardly use. Those are things I don’t need to distract a potential buyer. I’d rather have the buyer focusing on countertops, appliances and features of the home.

Tip number two. Have a nice subtle smelling air freshener, nothing too strong, just a nice fresh smell.

Tip number three. If you’ve upgraded anything in your home, pull out the paperwork, keep them handy. The new buyer would love to see them.

Tip number four, keep a copy of your monthly bills like Hydro and Fortis handy. Potential buyers like to know what the expenses may be.

Tip number five. As spring is upon us, wash your windows.

Tip number six. During the showings, always try and keep the curtains and blinds open. Everybody loves a light and bright house.

Tip number seven. Don’t forget, if Christmas is over folks, take down the Christmas lights.

Tip number eight. Last but not least, the most important, find the right realtor. Communication is definitely the key.

Some questions for your realtor, is what kind of marketing will they be doing? Are they taking pictures with their cell phone or are they hiring a professional photographer? Where will your home be advertised? Let them know your expectations. Most importantly, communication. It definitely is the foundation of our relationship.
